A marine-blue, low-key modern building on Rockaway Beach Boulevard, this 53-room property is the first upscale hotel the Rockaways have seen in a century. The lobby sets the tone: beige sofas, a fireplace, a help-yourself coffee stand, and more than 150 pieces of curated art from local and national artists. Rooms face the ocean (beds point at the water, not the TV), with blonde wood floors, woven textures, balconies, and windows that actually open. Two restaurants are running, the Pool House and The Rooftop, with a third, Margie's, on the way. Service feels familial and locally rooted.

Travellers wanting a polished resort with multiple pools, a full spa, kids' club, and a dense roster of dining options should pass. The setting is a working beach neighbourhood rather than a manicured enclave, and the food and beverage offer, while strong, is still expanding.

What you're really booking is a design-led, art-filled beach house run by people who live in the neighbourhood, not a full-service resort. Spend the money if the appeal is salt air, oversized windows, and a Queens ferry ride from Manhattan. Book an ocean-facing room with balcony, or a suite if you're travelling with family, and aim for shoulder season once the pool reopens in May.
